Pier and beam

Under the floor, one bay at a time.

Older houses in Garland and Richardson often sit on piers and beams over a crawl space. They move differently from slabs: posts settle, shims crush, and beams sag between supports.

What we do

Re-shim where the gap has opened, add piers where spans are too long, sister or replace damaged beams, and check that the crawl space vents and drains.

How it is measured

The same way as a slab: readings across every room before and after, drawn on one sheet.

05 / After the repair

Piers hold the beam. Water decides the rest.

Clay that stays evenly moist moves less. Most of keeping a slab level is keeping water even around it.

Gutters and downspouts
Carry roof water at least a few feet from the slab.
Grade
Soil slopes away from the house on every side, not toward it.
Even moisture
In drought, water the foundation edge steadily where your city allows it.
Trees
Large trees close to the slab draw moisture from one side. Ask about root barriers.

Elevation survey

Book the survey. You get the readings, drawn, either way.

About an hour in the house. If the slab is within normal movement, we say so and draw it anyway.
