04 / Details

The roof is only as good as its edges.

  1. 01

Most leaks start at an edge, a curb or a drain

The field of the membrane rarely fails first. Where it turns up a wall, wraps a unit or drops into a drain is where we spend the time.

  2. 02

    Drawn before it is built

Edges, curbs and drains are detailed on the bid and the submittals, so the crew, the GC and the manufacturer read the same drawing.

  3. 03

    Water goes somewhere on purpose

Tapered insulation and crickets move water to drains and scuppers; nothing is left to sit.

05 / Leak response

Water inside is a schedule, not a surprise.

  1. Minute 0

    01Call the roof line

A coordinator takes the building, the room and whether water is near power or stock.

  2. Same day, sample

    02Crew dispatched

In business hours we aim to be on the roof the same day. After hours, the next morning unless it is urgent.

  3. On site

    03Source found, made dry

We trace the leak from inside to the roof, make a temporary repair and photograph both.

  4. Within 24 hours, sample

    04Report with a plan

Sample reviews written for this fictional company

  • The moisture survey showed exactly which areas were wet. We replaced those and recovered the rest, and the bid matched the drawing line by line.

    R. Okafor · Property manager, industrial portfolio · 186,400 sq ft recover

  • Submittals came in complete the first time and the schedule held around the clinic hours. That is the whole job for a GC.

    D. Whitfield · Project manager, general contractor · Medical office

  • They found the leak at a curb two sections away from where the water came through, and sent the marked plan before I asked.

    M. Salinas · Facilities director · Leak call, food plant
