Two roofs can look the same from the hatch and need opposite answers. The difference is usually under the membrane.
Dry insulation keeps options open
If the insulation is dry, the roof can be repaired, restored with a coating, or recovered with a new membrane over it. Those cost a fraction of a tear-off.
Wet insulation narrows them
Wet insulation has to come out. If it is a few areas, we replace those sections. If it is a large share of the roof, replacing the whole roof is usually the better money.
How we find out
An infrared scan after a sunny day, confirmed with core cuts. The result is a marked plan of the roof that the whole recommendation is built on.
